Mold Testing Inspection

A Mold Testing Inspection is a specialized evaluation designed to identify the presence of mold, determine the extent of contamination, and assess indoor air quality concerns within a residential or commercial property.

 

Mold can develop in areas affected by moisture intrusion, water damage, high humidity, plumbing leaks, roof leaks, inadequate ventilation, or flooding. Because mold growth is not always visible, testing helps uncover hidden issues that may impact both the structure and the health of occupants.

 

During the inspection, the inspector conducts a comprehensive visual assessment of the property, focusing on areas prone to moisture accumulation, including attics, crawl spaces, basements, bathrooms, kitchens, utility rooms, HVAC systems, and around windows, doors, and plumbing fixtures. The inspector looks for signs of water intrusion, staining, discoloration, visible mold growth, condensation, elevated humidity levels, and conditions that may support mold development.

 

When warranted, air samples are collected from both indoor and outdoor environments to measure and compare mold spore concentrations. Indoor air samples help identify elevated mold levels and determine whether hidden mold growth may be present.

 

Outdoor samples provide a baseline for comparison, helping distinguish normal environmental mold levels from potential indoor contamination.
